Interlake Overall Snapshot
Forty-six single-family detached homes sold across the R12, R19, and R26 MLS areas in September, down 16.4% from fifty-five a year ago. Average price came in at $338,796, up 21.6% from $278,546 in September 2025. That's a real pullback on the activity side after three strong months in a row, paired with the sharpest price gain of the year — fewer sales and a much higher average usually means the mix of what sold shifted, not that every home in the Interlake got more expensive. Even with September's pullback in sales, the Interlake still holds a real price advantage versus Manitoba province-wide — about $120,000 below the provincial average, roughly 26% more affordable than Manitoba as a whole.
Year-to-Date Trend (Jan–Sept 2026)
Zooming out: sales built steadily from just six in January to a peak of seventy in August, then eased back to forty-six this month. Price, meanwhile, has barely moved since March, holding in a fairly narrow $317,000 to $378,000 band for seven straight months. That's been a demand-driven market all year, not a pricing-driven one — buyers showing up or staying home, with price mostly just going along for the ride.
Selkirk & East Selkirk
Seventeen homes sold in September, up from fifteen a year ago, and the average price climbed to $410,988, up 10.2% year over year. Selkirk didn't need a shift in the mix to explain this one — both the number of sales and the price per sale moved up together, a genuinely healthy signal. It's been one of the steadiest, most consistently active parts of the Interlake all year.
South Interlake
Ten sales in September, up from nine a year ago, while average price eased back to $426,900, down 5.3% year over year. A 5% pullback on one more sale than last September is well within normal month-to-month movement for an area this size — not a trend reversal, just September landing a little differently than August did.
Gimli, Sandy Hook & Winnipeg Beach
Sixteen sales in September, down 11.1% from eighteen a year ago, but average price jumped to $301,494, up 19.2% year over year. When volume eases off a bit and price climbs this much at the same time, it usually means the buyers who did show up were going after higher-end properties specifically — not that every home in the area got nearly 20% more valuable overnight.
Teulon, Komarno & Gunton
Just two sales in September, at a median price of $355,000, up 9.6% from $323,774 a year ago, though sales were down 50% from four. Two transactions is about as small a sample as this market produces — treat this month's number as a data point, not a direction.
Arborg, Riverton, RM of Bifrost & Arnes
Just one sale in September, at $230,000, down 7.5% from $248,750 a year ago. This area also includes the small Lake Winnipeg communities of Balaton Beach and Hnausa, and a single transaction reflects one property, not a market direction.
What This Means for Buyers and Sellers
Step back and the whole picture is this: forty-six sales region-wide, down 16.4% from a year ago, while average price jumped 21.6% — almost a mirror image of August, when sales surged and price barely moved. Selkirk saw both price and volume climb together, the cleanest story of the month. Gimli posted fewer sales but a sharply higher average. South Interlake stayed close to flat. And Teulon and Arborg were both quiet enough this month that their numbers are more data points than signals.
September 2026 Interlake Real Estate Market Overview
Something flipped in the Interlake this September: average price jumped nearly 22% year over year while the number of sales actually fell 16%, almost the exact opposite of August's pattern. That swap between activity and price is worth sitting with — it means this month's real story is about which specific communities moved the needle, not a region-wide shift in either direction. As always, that regional number hides five very different community-level stories underneath it.
🏡 Interlake Detached Market Overall — September 2026
Forty-six single-family detached homes sold across the R12, R19, and R26 MLS areas in September, down 16.4% from fifty-five a year ago. Average price came in at $338,796, up 21.6% from $278,546 in September 2025.
That's a real pullback on the activity side after three strong months in a row, paired with the sharpest price gain we've flagged all year. Fewer sales and a much higher average usually means the mix of what sold shifted, not that every home in the Interlake suddenly got more expensive. Even with September's pullback, the Interlake's average sale price sat about $120,000 below Manitoba's province-wide detached average — Interlake homes ran roughly 26% more affordable than the province as a whole this September.
🏘️ Selkirk & East Selkirk — September 2026
Seventeen homes sold in September, up from fifteen a year ago. Average price climbed to $410,988, up 10.2% year over year.
This one's refreshingly straightforward — Selkirk didn't need a shift in the mix to explain this month's numbers, since both the number of sales and the price per sale moved up together. It's been one of the steadiest, most consistently active parts of the Interlake all year, and September just continued that pattern. For sellers, this is about as straightforward a green light as the data gives you this month. For buyers, the trend here has been up, not down, for a while now. 🌾 South Interlake: Stonewall, Balmoral, Stony Mountain & Warren — September 2026
Ten sales in September, up from nine a year ago. Average price eased back to $426,900, down 5.3% year over year.
A 5% pullback on one more sale than last September is well within normal month-to-month movement for an area this size — it's not a trend reversal, just September landing a little differently than August did. For sellers in Stonewall or Balmoral, pricing is still holding close to where it's been. For buyers, this is a market that's staying consistent rather than running away from you. Learn more about the area in our Stonewall Insiders Guide.
🌊 Gimli, Sandy Hook & Winnipeg Beach — September 2026
Sixteen sales in September, down 11.1% from eighteen a year ago. Average price jumped to $301,494, up 19.2% year over year.
When volume eases off a bit and price climbs this much at the same time, it usually means the buyers who did show up this month were going after higher-end properties specifically — not that every home in the area got nearly 20% more valuable overnight. Sixteen sales still keeps Gimli among the busier corners of the Interlake even with the pullback. For sellers with a well-positioned property here, September's buyers were clearly willing to pay for the right home. For buyers, the entry-level end of this market likely didn't move anywhere near 19%. See what's happening locally in our Gimli Insiders Guide.
🌲 Teulon, Komarno & Gunton — September 2026
Just two sales in September, at a median price of $355,000 — up 9.6% from $323,774 a year ago, though sales were down 50% from four. Reported using median price due to low monthly sales volume.
Two transactions is about as small a sample as this market produces — a single higher-priced property can move the median significantly without reflecting any real shift in typical home values here. If you're thinking about buying or selling in Teulon, Komarno, or Gunton, the better move is pulling the trailing twelve months together before pricing anything — take a look at our Teulon Insiders Guide in the meantime.
🏔️ Arborg, Riverton, RM of Bifrost & Arnes — September 2026
Just one sale in September, at $230,000 — down 7.5% from $248,750 a year ago, and down from four sales a year prior. Reported using median price due to low monthly sales volume.
This area also covers the small Lake Winnipeg communities of Balaton Beach and Hnausa, and a single transaction reflects one property, not a market direction — don't read anything into that 7.5% move either way. If Arborg, Riverton, or the RM of Bifrost is on your radar, this is a month to look at the trailing year rather than September alone. Start with our Arborg Insiders Guide.

🧭 How This Market Affects Sellers
If you're selling in the Interlake right now, Selkirk's combination of more sales and a higher average is about as strong a signal as this data gives — price with confidence if you're in that area. Gimli sellers with a well-presented home are also seeing real buyer interest at the top of the range this month. South Interlake remains steady and reliable. And if you're in Teulon, Komarno, Gunton, Arborg, or Riverton, your specific listing strategy is going to matter more than whatever the regional number says — that's worth a direct conversation, not a plan built off a monthly average.

🏠 How This Market Affects Buyers
If you're buying in the Interlake right now, South Interlake is the area holding steadiest, with price easing slightly and volume ticking up — worth a look if you want less competition. Selkirk and Gimli both posted higher averages this month, but that doesn't mean every home there costs more; check actual comparables before assuming you're priced out. And in Teulon or Arborg, one or two sales a month means don't let this month's number talk you into or out of a decision either way.

❓ September 2026 Interlake Market FAQ
Is now a good time to sell in the Interlake?
For Selkirk and Gimli, yes — both areas saw real price strength this September, and Selkirk saw more sales alongside it, not fewer. South Interlake remains steady. The honest answer still depends on your specific community and property, which is exactly the kind of thing worth a direct conversation rather than a general guess.
Why did Selkirk's price climb 10% when sales also went up?
Unlike a month where fewer, higher-value sales skew the average, this month both the number of transactions and the price per sale moved up together in Selkirk — a genuinely broad-based gain rather than a mix effect, and one of the cleaner signals in this month's data.
Should I be concerned that Arborg had only one sale this month?
No — with a sample size that small, one sale simply doesn't tell us much either way. It's not a sign of a struggling market, just a reflection of how few transactions happen in a smaller community in any given month.
How does the Interlake compare to Winnipeg and Manitoba right now?
The Interlake's average sale price this September sat about $120,000 below Manitoba's province-wide detached average — roughly 26% more affordable than the province as a whole, even with Manitoba's own average also rising this month.

Data & Accuracy Notice: Statistics sourced from the Winnipeg Regional Real Estate Board (WRREB) and reflect MLS® residential detached activity in the Interlake region through September 2026 (MLS Areas R12 — Stonewall, Stony Mountain, Warren, and Balmoral areas; R19 — Arborg, Riverton, Teulon, and Fisher Branch areas; R26 — Gimli, Winnipeg Beach, Sandy Hook, and Arnes areas; and R14 — Selkirk and East Selkirk areas). The Interlake Overall figure reported above reflects R12, R19, and R26 only — Selkirk & East Selkirk (R14) is tracked and reported separately and is not included in that regional total. Data as of October 1, 2026. Data was compiled prior to the publication of this post and is accurate as of the date of compilation. Some Interlake communities report low monthly sales volumes — in these cases, averages and medians can shift significantly from month to month and should be interpreted as directional rather than definitive. That's also why Teulon, Komarno & Gunton and Arborg, Riverton, RM of Bifrost & Arnes — historically the lowest-volume areas in the region — are reported using median rather than average price: in a market this size, a single high- or low-priced sale can swing an average dramatically, and the median gives a more honest read of where most sales actually landed. The same caution applies to any area in a particularly quiet month, regardless of which figure is shown.
