Interlake Overall Snapshot
Seventy single-family detached homes sold across the R12, R19, R26, and R14 MLS areas in August, up 62.8% from forty-three a year ago. Average price came in at $338,480, up 7.1% from $316,021 in August 2025. That's a genuinely strong month on the activity side, with price still moving up alongside it, just at a much slower pace. The Interlake's average sale price this month also sat about $100,000 below Manitoba's province-wide detached average, which works out to Interlake homes running close to 23% more affordable than the province as a whole.
Selkirk & East Selkirk
Selkirk and East Selkirk posted fourteen sales in August, down from eighteen a year ago, about a 22% drop in volume. Average price jumped to $409,708, up 26.2% year over year. When the number of transactions drops, the mix of what actually sold matters a lot more — fewer, higher-value homes moving through the market pulls the average up even if typical home values haven't jumped anywhere near that much.
South Interlake
South Interlake had its busiest August in this data set: thirteen sales, more than triple the four homes that sold a year ago. Average price held essentially flat at $455,362, down less than 1% year over year. A tripling in sales with a flat average is a healthy signal — more of the real local demand got matched with real supply this month.
Gimli, Sandy Hook & Winnipeg Beach
Gimli, Sandy Hook, and Winnipeg Beach led the region in raw activity this August: twenty-five sales, up 56.3% from sixteen a year ago. Average price came in at $324,452, down a modest 3.1% year over year. Sharply higher volume alongside stable-to-slightly-softer pricing usually points to a market where supply and demand found a comfortable balance.
Teulon, Komarno & Gunton
Teulon, Komarno, and Gunton saw just one sale in August, at a median price of $100,000, down from six sales at a $235,000 median a year ago. With a single transaction, this number reflects one property, not a trend.
Arborg, Riverton, RM of Bifrost & Arnes
Arborg, Riverton, RM of Bifrost, and Arnes posted eleven sales in August at a median price of $292,000, both sales and price moving up from a year ago, when three homes sold at a $260,000 median. This area also covers the small Lake Winnipeg communities of Balaton Beach and Hnausa.
What This Means for Buyers and Sellers
Step back and the whole picture is this: seventy sales region-wide, up 63% from a year ago, while price barely moved. That gap between activity and price played out completely differently depending on where you look — Selkirk saw fewer sales but a much higher average, South Interlake and Arborg both saw sales counts triple or better, Gimli led the region in raw volume with prices essentially flat, and Teulon posted just one sale.
August 2026 Interlake Real Estate Market Overview
Seventy homes sold across the Interlake this August, a 62.8% jump from a year ago, while the average price moved up a comparatively modest 7.1%. That gap between activity and price is worth sitting with — it means this month's real story is about how many buyers showed up, not about a sudden shift in what homes are worth. And as always, that regional number hides five very different community-level stories underneath it.
🏡 Interlake Detached Market Overall — August 2026
Seventy single-family detached homes sold across the R12, R19, R26, MLS areas in August, up 62.8% from forty-three a year ago. Average price came in at $338,480, up 7.1% from $316,021 in August 2025.
That's the biggest year-over-year sales jump we've flagged in a while, and price still moved up alongside it, just at a much slower pace. The Interlake's average sale price this month also sat about $100,000 below Manitoba's province-wide detached average — Interlake homes ran close to 23% more affordable than the province as a whole this August.
🏘️ Selkirk & East Selkirk — August 2026
Selkirk and East Selkirk posted fourteen sales in August, down from eighteen a year ago — about a 22% drop in volume. Average price jumped to $409,708, up 26.2% year over year.
When the number of transactions drops, the mix of what actually sold matters more. Fewer, higher-value homes moving through the market pulls the average up even if typical home values haven't jumped anywhere near that much — it's less "Selkirk got 26% more expensive" and more that what changed hands this month skewed toward the top of the range. For sellers, this is a market still rewarding a well-presented home. For buyers, check actual comparables rather than taking this month's average at face value. 🌾 South Interlake: Stonewall, Balmoral, Stony Mountain & Warren — August 2026
South Interlake had its busiest August in this data set: thirteen sales, more than triple the four homes that sold a year ago. Average price held essentially flat at $455,362, down less than 1% year over year.
A tripling in sales alongside a flat average is a healthy signal, not a red flag — more of the real local demand got matched with real supply this month, rather than a handful of unusual sales skewing the number the way they may have a year ago. It's also worth remembering last August's four sales were themselves a quiet month, so part of this jump is South Interlake returning to a more normal pace. For sellers, homes are moving and pricing has stayed stable. For buyers, reasonable offers on well-priced homes were getting accepted this month. 🌊 Gimli, Sandy Hook & Winnipeg Beach — August 2026
Gimli, Sandy Hook, and Winnipeg Beach led the region in raw activity this August: twenty-five sales, up 56.3% from sixteen a year ago. Average price came in at $324,452, down a modest 3.1% year over year.
That combination — sharply higher volume, essentially stable-to-slightly-softer pricing — usually points to a market where supply and demand found a comfortable balance rather than one side overpowering the other. For sellers, the market is active and homes are moving at fair value. For buyers, this was one of the more balanced windows in the region this month. See what's happening locally in our Gimli Insiders Guide.

🌲 Teulon, Komarno & Gunton — August 2026
Teulon, Komarno, and Gunton saw just one sale in August, at a median price of $100,000 — down from six sales at a $235,000 median a year ago. Reported using median price due to low monthly sales volume.
With a single transaction, this number reflects one property, not a trend. Prices here can swing dramatically from month to month simply because so few homes change hands. If you're thinking about buying or selling in Teulon, Komarno, or Gunton, that's a conversation worth having directly rather than reading anything into a single sale — take a look at our Teulon Insiders Guide in the meantime.
🏔️ Arborg, Riverton, RM of Bifrost & Arnes — August 2026
Arborg, Riverton, RM of Bifrost, and Arnes posted eleven sales in August at a median price of $292,000 — both sales and price moved up from a year ago, when three homes sold at a $260,000 median. Reported using median price due to low monthly sales volume.
This area also covers the small Lake Winnipeg communities of Balaton Beach and Hnausa, both of which saw activity feeding into this month's numbers. Eleven sales is still light enough that this month reads as encouraging rather than conclusive — if Arborg, Riverton, or anywhere around the RM of Bifrost is on your radar, a direct conversation about your specific property or search beats extrapolating from one month's median. 🧭 How This Market Affects Sellers
If you're selling in the Interlake right now, August's numbers are largely encouraging. Gimli and South Interlake both show buyers actively transacting at fair value — this isn't a month to underprice out of nerves. Selkirk's jump in average price suggests well-presented, higher-end homes found buyers willing to pay for them; if that's your property, price with confidence rather than assuming last year's numbers are still the ceiling. And if you're in Teulon, Komarno, Gunton, Arborg, or Riverton, remember that with volume this low, your specific listing strategy matters more than whatever the regional number says.

🏠 How This Market Affects Buyers
If you're buying, Gimli and South Interlake both saw a lot more inventory turn over this August without prices running away from buyers — that's a window worth paying attention to. Selkirk's higher average doesn't necessarily mean every home there costs more; check actual comparables before assuming you're priced out. And in Teulon or Arborg, don't let one month's number talk you into or out of a decision — ask what's really available before you rule an area in or out.

❓ August 2026 Interlake Market FAQ
Is now a good time to sell in the Interlake?
For Gimli and South Interlake, yes — both areas saw significantly more buyer activity this August without needing price cuts to make it happen. Selkirk is also showing strong pricing on the right properties. The honest answer depends on your specific community and property, which is exactly the kind of thing worth a direct conversation rather than a general guess.
Why did Selkirk's average price jump 26% if fewer homes sold?
It's a mix effect, not a sign every home in Selkirk got more expensive. When fewer transactions happen, the ones that did close tend to skew toward higher-value properties, which pulls the average up. It doesn't mean typical home values rose by the same amount.
Should I be worried that Teulon only had one sale this month?
No — with a sample size that small, one sale simply doesn't tell us much either way. It's not a sign of a struggling market, just a reflection of how few transactions happen in a smaller community in any given month.
How does the Interlake compare to Winnipeg and Manitoba right now?
The Interlake's average sale price this August sat about $100,000 below Manitoba's province-wide detached average — roughly 23% more affordable than the province as a whole, while still seeing real buyer activity.

Data & Accuracy Notice: Statistics sourced from the Winnipeg Regional Real Estate Board (WRREB) and reflect MLS® residential detached activity in the Interlake region through August 2026 (MLS Areas R12 — Stonewall, Stony Mountain, Warren, and Balmoral areas; R19 — Arborg, Riverton, Teulon, and Fisher Branch areas; R26 — Gimli, Winnipeg Beach, Sandy Hook, and Arnes areas; and R14 — Selkirk and East Selkirk areas). Data as of September 3, 2026. Data was compiled prior to the publication of this post and is accurate as of the date of compilation. Some Interlake communities report low monthly sales volumes — in these cases, averages and medians can shift significantly from month to month and should be interpreted as directional rather than definitive. That's also why Teulon, Komarno & Gunton and Arborg, Riverton, RM of Bifrost & Arnes — historically the lowest-volume areas in the region — are reported using median rather than average price: in a market this size, a single high- or low-priced sale can swing an average dramatically, and the median gives a more honest read of where most sales actually landed. The same caution applies to any area in a particularly quiet month, regardless of which figure is shown.
