📌 Quick Snapshot — May 2026
May is the first month in 2026 where total Manitoba sales crossed above the five-year average — a quiet but meaningful shift after five months running below that benchmark.
Detached homes across Manitoba hit a record May average price: $477,313 — up 4% from May 2025 and up over 7% from the five-year average.
All MLS Manitoba: 1,707 sales with an average sale price of $427,223 (+3.7% year over year).
Nearly half of detached homes (48.5%) sold over asking price — competition is still real, but down from 52.4% in May 2025.
Surrounding Winnipeg communities recorded 154 sales with an average sale price of $578,717 — above both the Manitoba and Winnipeg city averages.

May 2026 Winnipeg & Manitoba Housing Market Overview
The May 2026 Winnipeg real estate market update shows a market that quietly turned a corner. After five straight months where total Manitoba sales ran below the five-year average, May came in above it. After five months where active listings stayed below last year’s level, May crossed over. Neither shift is dramatic — but both are real.
This update starts with the full Manitoba picture, narrows into Winnipeg and its neighbourhoods, then covers condos, attached homes, and surrounding communities. The goal is to show what actually changed in May and what that means for real decisions.
If you’re also tracking the Interlake region, a separate May 2026 Interlake Real Estate MarketUpdate covers Selkirk, Gimli, and surrounding communities in detail.
📊 All MLS Manitoba — May 2026 Overview
- Total sales: 1,707 (down ~4% from May 2025)
- Average sale price: $427,223 (+3.7% vs May 2025)
- Active listings: 3,739 (+2.4% vs May 2025)
May 2026 is the first month this year where total Manitoba sales came in above the five-year average — and the first month where active listings crossed above last year’s level. Both of those things happening in the same month signals a market that is beginning to loosen, modestly but measurably.
Prices are still moving. The average across all property types is up 3.7% from May of last year and up nearly 7% from the five-year average. Fewer transactions, but more money per transaction.
What this means: The story of 2026 so far has been a market running quietly below its own historical pace. May is the first month that starts to change that — not with a dramatic surge, but with a clear signal that activity is finding its footing again.
🏡 Detached Homes Across Manitoba — May 2026
- Sales: 1,200 (down 4.5% from May 2025)
- Average sale price: $477,313 (+4.0% vs May 2025)
- Active listings: 1,729 (+0.3% vs May 2025)
- Five-year average price: $444,838 (May 2026 is up 7.3% above this)
The headline for detached this month is the price: $477,313 is the highest May residential detached average price on record — for the month of May. Sales are down compared to last year, but they came in at 1,200 against a five-year May average of 1,184. So while volume is below 2025, it’s right in line with the historical pace.
What this means: Fewer homes are trading hands than a year ago, but the ones selling are doing so at record prices for this time of year. That pattern — lower volume, stable-to-rising prices — points to fewer but more serious buyers, not a broad decline in demand.
📊 Where Is Inventory Sitting? Price Bands & Active Listings
The price band breakdown tells you where most buyer and seller activity is actually concentrated.
Most active sales by price range (May 2026):
- $400,000–$499,999: 266 sales — 22% of all detached transactions
- $300,000–$399,999: 240 sales — 20% of all detached transactions
Combined, those two bands account for just over 40% of all detached activity in May. The market is concentrated in the mid-range — that is where most competition, most buyer activity, and most decision-making is happening.
Active listings are most heavily weighted in the $500,000–$749,000 range — though that band spans a full $250,000, so it naturally accumulates more listings than the narrower ranges below it.
What this shows: If you’re buying or selling between $300,000 and $500,000, you’re operating in the most active part of the market. More competition for buyers, more exposure for sellers — but also more comparable data and more predictable outcomes.
Sale Outcomes: Over, At, and Under List Price
- 48.5% of detached homes sold over asking price
- 9.5% sold at asking price
- 42.0% sold below asking price
For context, in May 2025 it was 52.4% over asking and 38.5% under. The share of homes selling above list has come down about 4 points year over year — meaning buyers are finding a bit more room to work with on some homes than they were a year ago.
That said, nearly half of detached homes are still going above asking. Competition is real — it’s just showing the earliest signs of normalizing.
What this means: Both negotiation and competition are happening at the same time, depending on price point and location. A home priced right in the $300,000–$499,000 range is still likely to attract strong interest. A home at the higher end of the market has more room for buyer conversation than it did twelve months ago.
🌆 Winnipeg Detached — May 2026
- Sales: 780
- Average sale price: $495,864 (+4% vs May 2025)
- Active listings: 840 (+8% vs May 2025)
Inside Winnipeg, prices continue to hold and grow despite fewer transactions. Active listings inside the city are up 8% — more homes are coming onto the market than we’ve seen earlier in 2026, which gives buyers slightly more to look at without meaningfully softening prices.
Most active neighbourhoods in May: Waverley West led all Winnipeg communities in detached sales, followed by St. Vital, River Park South, and West Kildonan. Those four areas consistently account for a significant share of monthly city activity.

All Markets Are Local — Winnipeg Zone Prices
The overall Winnipeg average doesn’t tell the whole story. The Winnipeg Regional Real Estate Board tracks year-to-date average prices by zone — and the range across those zones is significant.
YTD average detached price by Winnipeg zone:
- Southwest Winnipeg: $641,882
- Southeast Winnipeg: $531,279
- Rural Municipality: $445,233
- Northeast Winnipeg: $425,607
- North Winnipeg: $388,355
- West Winnipeg: $357,463
The gap between the highest and lowest zone — Southwest at $641,882 versus West at $357,463 — is nearly $285,000. Same city, same market conditions, very different price points depending on where you’re looking.
Southwest carries the highest average by a wide margin, driven by newer builds, larger lots, and proximity to strong school catchments. West Winnipeg and the North offer significantly more affordability — increasingly where entry-level buyers are finding opportunity.
What this means: “The Winnipeg market” is really six or seven different markets depending on which zone you’re in. Knowing which one applies to your situation changes the conversation entirely.

🏢 Condominiums — May 2026
- Sales: 247 (+6.5% vs May 2025)
- Average sale price: $294,703 (down 1.1% vs May 2025)
- Active listings: 481 (+6.7% vs May 2025)
- New listings: down 12.6% from May 2025
- YTD average price: $289,964 (+4.3% vs same period 2025)
- Five-year average: $279,766 (May 2026 is up 5.3% above this)
May is the first month in 2026 where condo sales came in above the prior year — up 6.5%. The average price of $294,703 is fractionally below May 2025, but that single-month dip needs context: it’s still 5.3% above the five-year average, and the year-to-date average of $289,964 is up 4.3% from the same period last year.
Most active condo areas in May: Osborne Village led Winnipeg condo sales, followed by Waverley West.
Most active price range: $200,000– $299,999 with 68 sales (28% of all condo transactions), followed closely by $100,000– $199,999 with 67 sales.
What this means: Condo buyers are showing up in May — but the segment is finding its level. More buyers, slightly softer price versus last year, with fewer new listings coming to market. If affordability continues to tighten in the detached segment, buyer movement into condos may become more pronounced heading into summer.
Residential Attached — Townhomes & Semi-Detached
- Sales: 136 (down 9.9% vs May 2025)
- Average sale price: $391,657 (+2.5% vs May 2025)
- YTD sales: up 2.1% | YTD avg: $387,814 (+3.3%)
The headline for attached this month is inventory. Active listings are up 16.4% province-wide and up 33% inside Winnipeg. That’s not coming from a surge of new listings — new listings were flat compared to May 2025. It’s the result of homes staying on the market a bit longer as buyer activity in this segment softens.
What this means: The attached segment is finding a new balance point. Prices are still growing for sellers, but buyers have more selection than they’ve had at any point in 2026 — and slightly less competition than in the detached segment. If you’re a buyer considering a townhome or semi-detached, this is the most favorable environment this category has offered this year.
🚗 Surrounding Winnipeg Areas — May 2026
- Sales: 154 (down 13.5% vs May 2025)
- Average sale price: $578,717 (+2.9% vs May 2025 avg of $562,353)
Outside Winnipeg — Headingley, West St. Paul, Oak Bluff, St. Andrews, and surrounding communities — the volume slowdown is more pronounced than inside the city. Sales are down 13.5% from last May. But prices are holding and growing even with fewer transactions.
And where that average lands is worth saying clearly: $578,717 — above the Manitoba-wide detached average of $477,313 and above the Winnipeg city average of $495,864. Space outside the city carries a real premium, and that premium is holding.
What this means: Buyers in the surrounding communities are paying more per home than the provincial or city average — and that gap is not narrowing. Fewer sales, but stable and growing prices suggest buyers here are still active and selective, not absent.

📊 Full Market Snapshot — May 2026
- All MLS® Manitoba: 1,707 sales | $427,223 avg price (+3.7%)
- Detached (Manitoba): 1,200 sales | $477,313 avg price (+4.0%) — record May high

- Surrounding Areas: 154 sales | $578,717 avg price (+2.9%)
Each segment is telling a slightly different version of the same story: fewer transactions than a year ago, but prices holding or reaching new territory. The market is not retreating — it is recalibrating.
🔑 What This Means for Buyers
Competition in detached is still real — nearly half of homes sold above list price in May. But that number has come down from 52.4% a year ago, and that matters.
The $300,000–$499,000 range is where most transaction activity is concentrated, and where competition is showing the most signs of normalizing. If that’s your range, preparation and speed still matter — but you have a bit more room to work with than buyers did last May.
If detached feels out of reach right now, attached homes are worth a closer look. Inventory is up 16% province-wide and 33% inside Winnipeg — more selection than this segment has offered at any point in 2026.
And the zone map is your tool. West Winnipeg and the North are averaging $357,000–$388,000 year to date. Southwest Winnipeg is at $641,000. Same city, very different realities depending on where you focus.
It seems like the buyers getting homes right now are the ones who came prepared — pre-approved, clear on their criteria, and ready to move when the right home comes up.

🧭 What This Means for Sellers
May 2026 just recorded the highest detached average for this month in board history. If you own a detached home in Manitoba, the macro picture is as strong as it’s been for a May in recent memory.
But the nuance matters. The share of homes selling above asking has dropped about 4 points from a year ago. More homes are selling below asking now than this time last year. The margin between a well-priced listing and a mispriced one — in terms of final outcome — is wider than it was twelve months ago.
A home that is priced correctly and presented well is still moving. One that isn’t is sitting longer, and sometimes repricing. That gap is real, and it’s growing.
It sounds like sellers doing well this month are treating price and presentation as strategy — not assuming the market will carry a home that isn’t ready.
❓ May 2026 Manitoba Real Estate FAQ
Is the Manitoba market slowing down?
Sales are down compared to May 2025 — but May 2026 is the first month this year where total sales came in above the five-year average. That’s not a slowdown; it’s the market finding its historical pace after an unusually slow start to the year.
Are detached prices still rising?
Yes. $477,313 is the highest May average for residential detached in board history — up 4% from May 2025 and up 7.3% from the five-year average. Fewer sales, but prices are not following volume down.
Are buyers still paying over asking?
Yes — 48.5% of detached homes sold above list price in May. That’s down from 52.4% in May 2025, so competition is easing slightly, but it’s still the reality for nearly half of all transactions.
Is this a buyer’s market or a seller’s
market?
It depends on the segment. Detached remains competitive, with nearly half of homes going above asking. Attached homes are moving toward more balanced conditions — inventory is up 16–33% and buyer activity has softened. Condos are somewhere in between. There is no single answer that applies across all property types right now.
What neighbourhoods are most active in Winnipeg?
For detached in May, the most active Winnipeg neighbourhoods were Waverley West, St. Vital, River Park South, and West Kildonan. For condos, Osborne Village and Waverley West led activity.
How does the surrounding area market compare to
Winnipeg?
Surrounding communities averaged $578,717 in May — above both the Manitoba-wide average of $477,313 and the Winnipeg city average of $495,864. The premium for space outside the city is holding, even as volume has slowed more noticeably than inside city limits.
🔍 What We’re Watching in June 2026
- Whether the May volume recovery continues — June will show if the five-year average crossing was a turning point or a one-month event
- Inventory levels heading into summer — active listings are rising for the first time in 2026; how fast they grow matters
- The list-price ratio in detached — if the shift from over-asking continues, that changes the conversation for both buyers and sellers
- Attached inventory — up 33% in Winnipeg; watching whether that growth translates into price pressure or simply more selection for buyers
- Condo pricing — the segment is one month below last year’s average; June will clarify whether that’s a rounding difference or a trend
📊 What Could Shift Heading Into Summer
As we move into the summer market, a few additional patterns are worth tracking beyond the headline numbers.
Inventory timing: Active listings crossed above last year’s level for the first time in 2026. If that trend continues in June and July, it could begin shifting negotiation dynamics — particularly in the $300,000–$500,000 range where most of the market is concentrated.
Attached segment balance: With inventory up 33% in Winnipeg, we’ll be watching whether buyers absorb that additional supply or whether the category moves further toward balanced conditions.
Winnipeg vs surrounding areas: The volume gap between inside the city and surrounding communities has been widening. If prices in those communities continue to hold while transactions thin, the premium for space outside Winnipeg may become even more pronounced relative to availability.
Property type movement: Condos recorded their first sales increase of 2026. If detached affordability continues to tighten, buyer movement into condos and attached may become more consistent heading into late summer.
None of these are predictions — they’re the areas where small changes tend to have the most noticeable impact on how the market feels for buyers and sellers over the next few months.
