May 2026 Interlake Real Estate Market Overview
May 2026 was a month of rising prices and quieter sales across the Interlake. The regional average hit $366,541 — up 14% from May 2025 — but total transactions dropped from 70 to 56. The Interlake doesn't move like Winnipeg, and that's the point: this is a market where community, space, and value drive decisions more than month-to-month volume swings. Here's what actually happened, area by area.
Interlake Detached Market Overall
Across all five Interlake communities, 56 homes sold in May 2026 at an average price of $366,541. That's a 14.0% increase in average price compared to May 2025, when 70 homes sold at an average of $321,512.
The headline tells two stories at once. Prices are meaningfully higher than a year ago. But buyer activity — measured by the number of completed sales — pulled back. Understanding which community you're in matters here, because the Interlake is five distinct markets, not one.

Selkirk & East Selkirk — May 2026
Selkirk and East Selkirk saw 16 residential detached sales in May 2026 — exactly the same as May 2025. Sales volume held steady. What changed is price: the average sale came in at $396,783, up 6.3% from $373,344 last year.
When volume is stable and prices are rising, that's a signal that buyer demand hasn't softened — people are still showing up and paying more. Selkirk's proximity to Winnipeg and its established amenities continue to support consistent activity in this corridor.
South Interlake (Stonewall, Balmoral, Stony Mountain & Warren) — May 2026
South Interlake had the strongest month of any Interlake community in May. 15 sales at an average of $509,853 — up from 11 sales and an average of $458,492 in May 2025. Both the number of buyers and the prices they paid went up year-over-year.
This is the highest-priced area in the Interlake, and it competes directly with the outer edges of the Winnipeg market. Buyers priced out of the south end of the city often look here next. The demand is real — and in May, it showed up in the numbers.
Teulon, Argyle & Gunton — May 2026
The Teulon area recorded 3 residential detached sales in May 2026, down from 5 in May 2025. With lower sales volume this month, we use median price rather than average — in a small sample, one higher-priced sale can significantly skew an average, and median gives a cleaner read of where transactions are actually landing.
The median sale price was $390,000, up from $339,900 in May 2025. This area tends to attract buyers looking for acreage, space, and a quieter community feel. Three sales is a light month — we'll be watching how activity develops through summer.
Gimli, Sandy Hook & Winnipeg Beach — May 2026
The lake communities — Gimli, Sandy Hook, and Winnipeg Beach — recorded 16 sales in May 2026 at an average of $327,738. That's down from 23 sales in May 2025, but prices edged up 2.3% from $320,378.
Fewer transactions, but buyers who did move paid a bit more. That's price resilience — even with softer volume, the market held. At an average of $327,738, this community group represents the most accessible lake-area entry point in the Interlake.
Arborg, Riverton & RM of Bifrost — May 2026
Arborg, Riverton, and the RM of Bifrost saw 3 residential detached sales in May 2026, down from 7 in May 2025. As with the Teulon area, lower sales volume means we report median price for a more reliable read.
The median sale price was $257,000, compared to $324,000 in May 2025. With only three transactions, monthly comparisons can shift significantly based on which properties happened to sell. What remains consistent is the value proposition: this is the most affordable area in the Interlake, attracting buyers seeking rural Manitoba at an accessible price point.
Interlake vs. Manitoba — May 2026 Price Comparison
Manitoba's residential detached average hit $477,313 in May 2026 — a record for the month. The Interlake regional average came in at $366,541. That's a gap of roughly $110,000 — about 23% below the provincial average.
For buyers, that gap represents real purchasing power. More home, more land, and in many cases, more community — at a meaningfully lower price than the provincial benchmark. Even South Interlake, the most expensive Interlake community at $509,853 average, sits within $33,000 of the Manitoba average.

How This Market Affects Sellers
If you're a seller in South Interlake, Selkirk, or the Gimli corridor, May's data supports a confident pricing position. Buyers in these areas are still active and paying up. The key word is realistic — the Interlake buyer pool is smaller than in the city, and overpriced listings can sit. Buyers here tend to be deliberate and informed.
For sellers in the lower-volume northern communities, patience matters more. Fewer buyers means longer timelines are normal, and pricing to the market — not above it — is what moves properties. A well-prepared, well-priced home still sells.

How This Market Affects Buyers
The $110,000 gap between the Interlake and the Manitoba provincial average is the story for buyers. You're not choosing between the Interlake and a comparable Winnipeg home — you're choosing between a smaller urban lot and a property with space, community, and a different pace of life at a significantly lower price point.
Inventory in the Interlake is limited. Good properties in South Interlake and Selkirk move. If you've been watching the market, getting financing confirmed and your search criteria clear before you find the right property puts you in the best position to act — not after.

May 2026 Interlake Real Estate Market FAQ
Is the Interlake real estate market still affordable compared to Winnipeg?
Yes. In May 2026, the Interlake regional average was $366,541 compared to the Manitoba provincial average of $477,313 — a gap of roughly $110,000. Even South Interlake at $509,853 sits within $33,000 of the provincial benchmark.
Why did prices go up in May 2026 if sales went down?
Fewer sales don't automatically mean lower prices. In May, buyers who were active paid more — average up 14% year-over-year despite a 20% drop in transaction count. This can happen when demand concentrates in specific communities or price ranges.
Is it a good time to buy in the Interlake?
The Interlake offers real value compared to the broader Manitoba market. Prices are trending up in most communities and inventory is limited — particularly in South Interlake and Selkirk. Buyers who are pre-approved and ready tend to be far better positioned than those still in the research phase.
Why do some areas use median price instead of average?
In lower-volume communities like Teulon and Arborg, a single higher-priced sale can significantly skew an average. Median — the middle value in the range of actual sales — gives a more reliable read when transaction counts are low.
What We're Watching Next Month
- Will South Interlake volume hold? — A second consecutive month of strong sales would confirm a clear demand trend in this corridor
- Lake community activity heading into summer — Gimli and Winnipeg Beach typically pick up through June and July; watching for that seasonal lift
- Northern community recovery — Teulon and Arborg both had light months in May; a few additional transactions next month will help clarify the direction
- The Manitoba price gap — With provincial averages at record highs, we'll track whether Interlake buyers continue to see value in the spread
