October was another balanced month across Manitoba’s housing market, with steady sales activity, strong demand in key price ranges, and a noticeable shift toward more buyer choice as we head deeper into fall. If you follow Winnipeg real estate news, you’ve probably noticed the market feels steady rather than dramatic — and October’s data confirms that across all MLS® areas.
Whether you live in Winnipeg, the surrounding municipalities, or the rural regions across the province, the October numbers give a clear picture of where things are trending — and what that means if you're thinking about selling, downsizing, or buying in the next few months.
Detached Home Prices Hold Steady Across Manitoba
Across all MLS® areas, detached prices remained stable in October.
The average sale price for a detached home landed at $442,104, up 4% year-over-year.
Winnipeg came in slightly higher at $464,089, while the areas outside the city averaged $433,476.
This level of consistency tells us two things:
Buyers are still willing to pay for well-kept and well-priced homes.
Sellers who position their homes correctly are seeing strong results — even as the market becomes more balanced.

Where Are Homes Selling? Manitoba’s Most Active Price Ranges
Across Manitoba, detached home demand continues to cluster around a few specific price segments.
Most Active Ranges in October (All MLS® Areas):
$300,000 – $399,999 → 253 sales (28% of all detached sales)
$200,000 – $299,999 → 122 sales (13% of detached sales)
This is where a large portion of buyers are shopping — especially:
First-time buyers entering the market
Downsizers leaving larger family homes
Move-up families wanting more space without a major jump in price
If your home sits within one of these price brackets, you’re in the most competitive part of the entire Manitoba market, and pricing + presentation matter more than ever.
New Listings & Inventory Across Manitoba
October delivered a healthy boost in seller activity, with more homes hitting the market compared to earlier in the year.
Across all MLS® areas:
1,603 active detached home listings at month-end
1,101 new listings during October
528 of the active listings are priced between $300,000 and $500,000
That $300K–$500K range continues to be the busiest and most watched segment for both buyers and sellers. There’s more choice than earlier in the year — but also more competition, depending on condition and price.
